What appraisal product should I order?
The most common appraisal report is the full appraisal report as it includes measured gross living area, a sketch and both interior and exterior inspections. This is the preferred report for estate settlement and divorces. If you're on a budget, both the exterior and desktop appraisal products are good options but they may not be accepted in all situations.
Can you do an appraisal for a home loan?
Most of the appraisals we perform are for home loans, whether a purchase, refinance or home equity line of credit. However, per the Home Valuation Code of Conduct (HVCC), an appraisal done for a home loan must be ordered through the lender, and usually through a third-party. This helps to ensure an unbiased appraisal is performed.
What forms of payment do you accept?
Payment is due at the time of inspection (for full or exterior appraisals). Any other products ordered payment will be due prior to the report being completed. The preferred methods of payment include cash, credit card, Venmo and/or PayPal. We also accept checks and money orders but the appraisal report will not be sent out until payment clears. Using a preferred payment method will allow us to send the appraisal report out to you as soon as the report is completed.
How long will it take to get my report?
For appraisals that require an inspection we will work with you to schedule a time for the site visit and we strive to complete all reports within two (2) business days of the inspection. Timing for other products varies, but most reports can be delivered within five (5) business days of ordering your report.
How will my report by delivered to me?
For the fastest delivery option, reports will be sent via e-mail in PDF format. Other industry formats are available upon request. If you would like a hard copy of the report we can also print it out and mail it to you.
How can I check on your license?
Whenever you contract for service it is always a good idea to reivew the licensing credentials of the person you hire. For appraisers in California we are licensed through the Bureau of Real Estate Appraisers (BREA). You may check the status of an appraisers license at http://www.brea.ca.gov.
What's the difference between a Home Inspection and a home appraisal?
A home inspection typically involves a contractor coming to your home and doing a thorough check on the condition of your home. They look for problems and items that need repair. An appraisal is used to determine the market value of your home. The overall condition of your home is a component to the appraisal, but appraisers are typically not contractors and only look for obvious repairs and problems.
What do I need to do to prepare for an appraisal?
If you've requested a complete appraisal that involves measuring the home and an interior inspection then you should make sure that the appraiser has access to the complete exterior of the house and all rooms within the house. Having a list of any recent updates and repairs is helpful. Any pets that pose a threat should be managed and an adult (18+ years) must be present during the interior inspection, which usually lasts 30 minutes - one hour depending on the size of the home.
