Rental Survey

If you're thinking about buying a rental property in the Greater Sacramento region the current rental rate varies greatly depending on location, size of house, amenities and the condirion of the home. You'll need to know the current rental rate to maximize your profits and at Weise Appraisal Services we can perform a rental survery, either as an added to an appraisal or a la carte. The rental survey will compare your home to other homes in the area the area that are similar to your home and are being rented.

Operating Income Statement

The operating income statement is an add-on to an appraisal for investment properties that aids the investor in determining the operating income of an investment property.

As-is / As-Repaired Valuation

Are you buying or do you own a home in need of repairs and want to know how the repairs will impact your value? This product is for you! We start by doing a complete appraisal to determine the as-is market value using comparable properties similar to your homes current condition. Next, we review your planned changes and, using new comparables that are similar to what your home will look like once renovated, and develop an as-repaired market value. This way you can compare the as-is and as-repaired value.

Appraisal Reviews

Did you have an appraisal completed but you disagree with the results or just want a second pair of eyes on it, checking it for accuracy? Weise Appraisal Services can do either field or desk reviews. A field review is similar to an exterior appraisal, we travel to the home and do a street inspection of your home, the neighborhood and all comparables. In both desktop and field reviews we'll evaluate the compables that were used and make sure they were the best available comparables and, if not, we'll add our own comparables and reconsider the final reconciliation of value.

Retrospective Appraisal

A retrospective appraisal is used to determine the market value of real estate at a time in the past. This is most often used in appraisal reports completed for estate settlement (date of death appraisals) and asset settlement for divorce (date of divorce).
